Motorised blinds sit at the point where a nice-to-have becomes, on the right building, the only sensible answer. The trick is knowing which buildings those are — and planning the wiring early enough that the decision stays affordable.
Where motorisation genuinely pays
- Glazing you cannot reach. Atriums, double-height receptions, roof lights and clerestory windows. A blind nobody can operate never gets operated; motorisation is what makes the shading actually work.
- Lots of blinds moving together. A hall with twenty windows, a floor of meeting rooms, a west facade that needs closing every summer afternoon. Group control from one switch — or one schedule — replaces a daily walk-round.
- Rooms where control is the product. Boardrooms and presentation spaces, where blinds, screen and lighting on one control panel signal that the room simply works.
- Safety-led environments. No cords, no chains, no reachable operating parts — motorisation removes the ligature and child-safety questions entirely, which is why it appears so often in our education and healthcare work.
What BMS integration adds
Connecting shading to the building management system turns blinds from furniture into part of the building's climate strategy. Solar-responsive control closes blinds on elevations in direct sun and opens them as it passes, cutting cooling load in summer and lighting demand in winter. For facilities teams, integration also means shading appears on the same dashboards as HVAC and lighting. Plan the power early
The single biggest driver of cost is timing. Wired motors need power at the window head: specified at fit-out stage, that is a modest addition to the electrical package; retrofitted after decoration, it means chasing walls or surface trunking. Battery-powered motors have improved enormously and are a genuine retrofit option — no wiring, recharge intervals measured in months — but for large blinds and solar-responsive automation, wired remains the robust choice. If there is any chance a project will want automated shading, get the wiring on the drawings now; the motors can always follow later.
